Open-concept main living space. Eight-foot ceilings. 6:12 roof pitch. Overall height is 16 feet 2⅜ inches, which is low for a barndominium and worth knowing if you are building where height is restricted or where you want the building to disappear into a treeline.

Unheated area is 246 square feet. No garage, no carport.

Is The Jericho Right For You?

Choose this plan for the walls or do not choose it. ICF is the whole proposition. If you want a storm-resistant, very tight, very quiet building and you are willing to pay more up front and hunt for a builder, the Jericho is drawn for exactly that. If ICF is not something you specifically want, you are paying an ICF premium for a layout you could get stick-framed elsewhere.

Then check that a builder near you has actually done it. This is the practical constraint people underestimate. ICF is common in some regions and close to unknown in others. A builder learning on your house is the expensive version of this plan. Make the calls before you buy the drawings, not after.

Eight-foot ceilings are the compromise, and they are noticeable. Nine and ten feet are standard across the rest of this page. Eight feet in an open-concept great room reads lower than the square footage suggests, particularly against a wide plan. It is part of why the building sits at just over 16 feet overall. If volume matters to you, this is the wrong plan — and raising ICF walls is not a cheap change.

The dedicated office at 1,350 square feet is a real achievement. Most plans this size give you three bedrooms and call the smallest one an office. Here it is drawn as its own room, so a household with someone working from home gets three actual bedrooms and a door that closes. On this page, only Brashear also manages that, at nearly twice the size.

No garage, no carport, and only 246 square feet unheated. There is no covered outdoor space worth the name and nowhere to put a mower. On a compact, efficient plan that is a deliberate trade, but it is a trade — plan a detached structure and site it before you pour.

Where it is straightforwardly strong: 42 by 32 feet is small enough for a tight lot and cheap to roof; three bedrooms plus an office at 1,350 square feet is efficient planning rather than a squeeze; and a 16-foot overall height sits quietly on a lot where a 26-foot building would not.
