Why Build a Barndominium Without a Garage?

  • More heated square footage for living space. Giving less square footage to the garage gives you the option of creating bigger living spaces or additional rooms inside your house. Not everyone needs a huge garage, and it may be more valuable for you to allocate the space to other things.
  • Additional landscaping possibilities. If you prefer, you could leave the space open for outdoor living instead of turning it into additional heated square footage. Enjoy a larger lawn or garden.
  • Cut costs. It doesn’t make sense to spend additional time and money constructing a garage that you are not going to use. You can make your project more cost-efficient by eliminating the unnecessary garage.
  • There is always the option for a separate garage. You can build a detached garage on your property instead of connecting it to the house. Some people may prefer this to help keep the noise down, etc.

PL-62301 Luna Barndominium House Plan

The Luna Barndominium is a beautiful plan featuring 1,683 square feet of heated space, 3 bedrooms, and 2 bathrooms. It is a single story plan with a vaulted ceiling above the combined kitchen and living room.

On one side of the living room and kitchen is the master bedroom, as well as the master bathroom, master closet, and dressing room. The laundry and pantry are also located on this side of the house.

On the other side of the living room and kitchen, you will find a second and third bedroom. Each one has a walk-in closet, which is a nice luxury. They share a bathroom and vanity.

In fact, walk-in closets for every bedroom are a great example of what you can do when you put more space toward the living area of a home instead of a garage. And at just under 1,700 square feet, this house retains a modest footprint, which is great if your budget is limited, you have a small property to build on, or you just prefer a smaller home.

The Luna also is great for those who enjoy spending time outdoors. It has a large covered front porch, ideal for relaxing or entertaining.

BCO-40098 General Barndominium House Plan

The BCO-40098 is just slightly larger than the Luna barndominium. It has 2,050 square feet of heated space. Spacious front and rear porches add on 880 square feet of additional outdoor space. It is a single story home featuring 3 bedrooms and 3 bathrooms.

When you enter through the front door, you’ll walk into the expansive main living area, which includes a kitchen, dining room, and living room with a vaulted ceiling. The openness of this space offers an airy feel, and is perfect for families to spend time together.

All three bedrooms are along the back of the home. The middle bedroom is a little smaller than the two in the corners. Every bedroom has its own bathroom and walk-in closet, however, making them all comfortable and luxurious. There is also a laundry room in the back of the house.

RP-10007 Beaumont Barndominium House Plan

If you prefer a two-story barndominium without a garage, you might like the RP-10007 house plan. This barndo includes 1,482 square feet of heated space, 2 bedrooms, and 2 bathrooms.

The house has a pitched roof, and features two large covered porches, one in the front, and one in the back. Exposed beams give the front porch a dramatic appearance and a somewhat rustic vibe.

The front doors open to the main living spaces, featuring an open layout and a high ceiling. As is common with a lot of modern homes, the master bedroom and bathroom are also located downstairs. Upstairs, you will find the loft, plus the second bedroom and bathroom.

This home is a great choice if you want a floor plan that maximizes privacy. The person who sleeps in the room upstairs will have the whole upper floor to themselves.

PL-64018 Tarantino Barndominium House Plan

Another of our favorite picks for houses without garages is the PL-64018 Tarantino barndo. This floor plan is a bit more spacious than the others we’ve shared, featuring 2 stories and 2,374 square feet of heated space. There are 3 bedrooms and 3.1 bathrooms. There are covered patios extending all the way around the house for an additional 987 square feet. So, it is a great choice for people who want to spend a lot of time outside.

The lower floor features a foyer with a coat closet and a powder room, a nice feature that a lot of modern house plans lack. This area transitions into the living room and kitchen. Interestingly, the dining room is partly sectioned off from both the kitchen and foyer, making it a distinct space. This is not something we see often in modern homes, and is a nice feature for those who prefer a cosier and more enclosed vibe.

The kitchen features a breakfast bar for another place to eat, plus a laundry room off to one side.

The master bedroom is located in the corner of the home next to the living room, and includes a pair of walk-in closets and a master bathroom. Two closets is a great feature for those with big wardrobes.

The second floor of the house has a pretty straightforward plan. The middle section consists of a loft above the foyer, with the rest of the space above the main living area being open to below.

On either side of the loft and open area, you will find a bedroom, bathroom, closet and dormer. This setup is completely symmetrical.

PL-64011 Silverwood Barndominium House Plan

Don’t want an enclosed garage, but do want a sheltered spot to park a vehicle? You may like the Silverwood barndo plan. This single story barndo plan features 1,218 square feet of heated space, plus 539 square feet of porches and a 629 square foot carport.

The carport is fully attached, branching off to one side of the home. The walls of the carport are completely open, but the awning extends over the whole space, protecting vehicles and people underneath from precipitation.

The floor plan inside the house is similar to many other single story barndo floor plans, with a combined kitchen and living room in the center of the house. The master bedroom, master bathroom, and master closet are on the far side of the house from the carport.

Adjacent to the carport, on the opposite side of the living room as the master bedroom, is the second bedroom and closet. It has its own bathroom. Next to the bathroom is a laundry room, which you can access via a short hallway that leads out to the carport. There is also a pantry that you can access from the kitchen.

PL-62740 Halligan Barndominium House Plan

For a large, single story barndominium plan, try the 3,854 square foot Halligan. This house features 8 bedrooms, 6 full bathrooms, and a 175 square foot porch.

Entering the home from the porch brings you into the open plan living room and dining room, with the kitchen right off the dining room. There is also a mudroom you can access from the porch, including the laundry room and a closet.

Continuing past the dining room will bring you to a long hallway that spans the width of the house. The hallway terminates at either end with a bathroom. 6 of the remaining 7 bedrooms are all lined up along the back wall of the house, and you can access them using this hallway.

Bedrooms 2 and 3 share a bathroom, as do bedrooms 4 and 5, and bedrooms 6 and 7. This approach to the layout helps to conserve space. Once you get to the end of the hallway that is on the same side of the house as the master bedroom, you can look to your right, and you will find the 8th and final bedroom.

PL-60104 Clarion Barndominium House Plan

This simple barndominium plan without a garage features 1,200 heated square feet, 2 bedrooms, and 2 bathrooms in a single story layout. This is a good plan to consider if you want something that is modest and compact.

The front doors lead you to an open concept living room, dining room and kitchen. The unobstructed flow of space helps to keep the modest square footage feeling airy and comfortable.

A short hallway leads past a bathroom and laundry room to the master bedroom and the second bedroom. The master bedroom has its own bathroom and walk-in closet. The layout does not feature any porches, but you could probably modify it to include them.
