Most people picture a large multi-bedroom home when they think of a barndominium. They do not have to be. 1 bedroom barndominium floor plans run from around 560 square feet up to 2,446 square feet in the plans below, and at the small end a barndominium tiny home costs less to build than almost any other permanent house you could put on the same lot.
Below are nine one bedroom barndominium plans, ordered by size, with what each one actually costs. One of them has been built and photographed — start there if you want to see what the square footage means in practice rather than in a rendering.
Is a 1 Bedroom Barndominium Right for You?
A single-bedroom layout is a good fit if:
- One or two people will live there. If you are sharing, the other person has to be happy sharing a room — there is no second bedroom to retreat to.
- You have a small lot, or simply want a smaller footprint, but still want the interior to feel open rather than cramped. Every plan here uses a combined living, dining and kitchen area for exactly that reason.
- You do not need a dedicated office or guest room — or you have found a plan that provides one separately, like the Blackthorn’s loft below.
- You would rather spend the square footage on common areas or a garage than on bedrooms you will not use. Three of the plans below put more space into the shop than into the house.
Where it does not work: resale. A one-bedroom home appeals to a much narrower pool of buyers than a three-bedroom, and appraisers treat bedroom count as a primary comparable. If there is a realistic chance you sell within a few years, that is worth weighing against the lower build cost.
How Much Does a 1 Bedroom Barndo Cost to Build?
Finished barndominium construction runs roughly $65 to $160 per square foot in 2026, depending on region, finish level, and how much of the work you take on yourself. Most single-bedroom barndominiums fall between 800 and 2,000 square feet of heated space.
That puts a realistic finished range at:
- 800 sq ft — approximately $52,000 to $128,000
- 1,200 sq ft — approximately $78,000 to $192,000
- 2,000 sq ft — approximately $130,000 to $320,000
The bottom of that range is genuinely achievable on a small plan if you are acting as your own general contractor and finishing simply. It is not achievable at 2,000 square feet with a finished shop attached — those builds land in the upper half.
Shop space changes the arithmetic in your favor. An unheated garage or workshop costs far less per square foot than living space, which is why a plan like the Kinsley below can carry 3,750 square feet of garage without tripling the budget. If you are looking at a 1 bedroom barndominium with shop, price the heated and unheated areas separately or you will badly overestimate.
These are planning figures rather than quotes. Site preparation, utility runs and local labor rates move the number more than anything else — get bids from builders in your county before setting a budget.
1 Bedroom Barndominium With a Shop or With a Loft
Two variations account for most of the interest in single-bedroom plans, and they solve opposite problems.
The shop house treats the workshop as the main event. The Amerie, Chaston and Kinsley below all devote more square footage to the shop than to the living area — up to 3,750 square feet in the Kinsley’s case. This suits trades, hobbyists, equipment storage, and anyone whose land needs a working building more than it needs bedrooms. Our shop house plans cover the type in more depth.
The loft solves the guest-and-office problem without paying for a second bedroom. Because the roof volume already exists, finishing a loft is the cheapest square footage in the building. The Blackthorn below does this well: the loft is a flexible upstairs space with its own bathroom that can become an office, a guest room, or a second bedroom later without touching the structure.

BCO-40058 Olsen — 900 sq ft · 240 sq ft porch · 1 bed · 1 bath
From outside this looks close to the CB-10031, but the similarity ends at the covered porch. At 900 heated square feet the layout is entirely different: the porch opens into a living room and adjoining kitchen, both under a vaulted ceiling, with the kitchen in the back right corner. Instead of a standard closet the bedroom gets a walk-in, with a second door through to the bathroom. Note there is no bathroom access from the living room or kitchen. From $849.99.

JRW-10002 Amerie — 612 sq ft · 1,140 sq ft shop · 1 bed · 1 bath
The only plan on this page that has been built and photographed, and the photographs are the reason to start here. Just 612 heated square feet against a 1,140 square foot shop — the living space is genuinely small and the workshop is nearly twice its size. That ratio is the whole point: this is a shop with a comfortable apartment attached, not a house with a shed. CB-10031 — 560 sq ft · 1 bed · 1 bath
The smallest plan here at 560 square feet, not counting the porch that spans the front. You enter into a combined living room, kitchen and dining area, with the kitchen counter running along the back wall. Two doors open off the left side — one to the bedroom with a closet spanning a full wall, the other to the bathroom. The bathroom is reached from the kitchen rather than the bedroom, which sounds awkward on paper but is normal at this footprint. From $1,349.99.
BCO-40077 Seth — 1,000 sq ft · 1 bed · 2 bath
Exactly 1,000 square feet, not counting the wide front porch, and unusually it has two full bathrooms. The front doors open into a living room combined with dining on the right and the kitchen at the back, with a fireplace in the dining area. The second full bath sits off the kitchen; the primary bedroom is on the opposite side of the house with its own bath and walk-in closet. That second bath is the whole argument for this plan — if you host guests occasionally but not often enough to justify a second bedroom, it means nobody has to walk through your bedroom. Another two-bath single-bedroom plan, this time with an attached garage on the left side and a covered porch. The front door opens into a combined living and dining room with the kitchen at the back, offset slightly so it forms its own alcove — open plan, but the kitchen still reads as a separate space. A door from the dining room reaches the garage, which contains storage and a bathroom. The bedroom side includes a dressing room that doubles as the laundry, with a walk-in closet off it.
