2. What does Barndominium Plans offer?
Barndominium Plans offers a variety of house plans specifically designed for barndominiums. These plans typically include features such as:
- Open-Concept Layouts: Many of their plans feature open floor designs that combine living, dining, and kitchen areas into one spacious room.
- Workshop and Living Space Integration: Plans often include large workshop or garage spaces integrated with the living quarters, suitable for hobbyists, mechanics, or anyone needing substantial workspace at home.

3. Can I modify the barndominium house plans?
Yes, our barndominium house plans are designed to be customizable. You can make modifications to suit your specific needs and preferences.
We offer two levels of modifications:
🔧 Minor Modifications – $400
Includes up to 3 changes that do not affect the overall dimensions of the building or room sizes. Examples:
- Foundation type change (crawl space, basement, walkout basement)
- Flipping the layout (horizontal or vertical)
- Switching construction type (stick-frame to metal shell/post-frame or vice versa)
🛠️ Major Modifications – $1,000
- Covers more than 3 changes orÂ
- Any change that affects room sizes or the dimensions of the overall building.
Here’s how it works:
- Visit the plan you want to modify and click Major Modifications or Minor Modifications, then click Add to Cart.
- Next, go to your cart, and you will see your plan plus your modification add-on.Â
- In the Modification Requests (if applicable) box, type in your modifications with as much detail as possible, with the changes you want to see happen. For example, I want to add an additional bedroom on the East side of the home. I want to expand the pantry to be 8’ X 8’. I want to attach a 1000 square foot shop. You can even add up to 3 files on this page.Â
- Our team will review it and deliver your initial floor plan within 1 week, and you can then submit “clarifying changes”. For example, I wanted the fridge on the other side of the oven. Can you swap the toilet with the sink? Can the door hinge to the left and not the right? If any changes come through after your order, such as adding a room or a second floor to the home. This will be an additional cost. 98% of our modifications do not incur an additional cost.Â
- Once approved, the plans will go back to the design team, and they will create your final plans that are ready for you to hand off to the builder so you can begin building.Â

5. What is the refund policy for barndominium house plans?
All barndominium house plan purchases are final. Due to the digital nature of the product, we do not offer exchanges or refunds. We recommend carefully reviewing the plan you have selected to ensure it meets your needs before making a purchase.
6. How do I purchase a barndominium plan?
You can browse our collection of plans on our website. Once you find a plan you like, you can purchase it directly through our online store. If you need customizations, please contact our team to discuss your options.
7. What is included in the purchase of our barndominium plans?
After ordering, your house plans will be IMMEDIATELY available via PDF. We will send you an email with a download link, and they’ll be ready!

Please Note: We work with many different draftspeople who work in many different ways. It should be noted that their plans may contain different details. Each plan shows what’s included on the product page. Please check the details for the specific plan you’re ordering.
8. What is not included with our plans
The following items are usually not included with our barndominium plans. Our plans contain all the information that a builder needs to construct your home, but some of the items below may be required by your city or county government. Before purchasing barndominium plans, we recommend being in touch with your builder, a local structural engineer (if needed), and city/county government officials to ensure that your barndominium adheres to your local building codes.
The Following Items You May Need to Acquire Additionally
- Architecture or Structural Engineering Stamp
Depending on your local government’s requirements, barndominium plans may need to be reviewed by an architect or a structural engineer. That said, since barndominiums are typically built in rural areas, this isn’t always needed. We do provide this on many plans for an additional fee.
- Site Plan
The site plan shows how the barndominium will be placed on your lot and takes into account the building lines and the setback. We provide this on many of our plans for an additional fee.
- Energy Calculations
One of the best part about barndominium living is their energy efficiency! That said, a local engineer is best suited to provide these calculations.Â
9. How long does it take to receive my plans after purchase?
Once your purchase is complete, you will receive a digital copy of your plans IMMEDIATELY. Whether it’s 10 PM or 2 AM. For customized plans, the timeline will depend on the extent of the modifications.
10. Are your plans compliant with building codes?
Our plans are designed to meet standard IRC building codes. However, building codes vary by location, so it is essential to check with your local building authority to ensure compliance.
