The Radcliffe Floor Plan And Elevations

The Radcliffe RP-10002 is a single-story barndominium with 1,800 heated square feet on a 50 by 58 foot footprint. Three bedrooms, two full baths, an open-concept living room with a fireplace, and a utility room. Nine-foot ceilings, concrete slab, stick-frame construction, an 8:12 main roof pitch dropping to 3:12 over the porches, and an overall height of 22 feet 9½ inches.

The master bedroom has an en-suite bath and a walk-in closet. The two secondary bedrooms share the second full bath. There is no garage and no carport.

Where this plan spends its money is outside. Front and rear porches account for 1,100 square feet of unheated area, which brings the whole footprint under roof to 2,900 square feet — exactly 50 by 58, with nothing left over. More than a third of what you build here is covered outdoor space.

What Does It Cost To Build A Radcliffe?

Finished barndominiums generally run $65 to $160 per square foot. On 1,800 heated square feet that is roughly $117,000 to $288,000 before land, site preparation, well, septic and utility connections. Add the porch to that deliberately. Covered outdoor space costs less per foot than conditioned space — no insulation, no drywall, no HVAC — but 1,100 square feet of it still carries slab and roof, and a per-square-foot estimate run on 1,800 misses it completely. You are pouring and roofing 2,900 square feet.

If you are starting from a kit shell rather than stick-building, packages run about $20 to $35 per square foot with another $10 to $15 per square foot to assemble. Two things move the final number more than any design decision: your local labor market, and whether you act as your own general contractor. Is The Radcliffe Right For You?

The porch is the plan, and you should decide about it honestly. On a hot-climate lot with a view, 1,100 square feet of covered outdoor room is the best money in the whole build and gets used daily. On a cold, wet or windy site it is 1,100 square feet you paid to build and roof and then looked at through a window from November to March. Be honest about your climate before you fall for the elevation.

No garage is a real cost, not a quirk. No covered parking, no shop, nowhere for lawn equipment. In a snow climate that is felt every winter morning. Price a detached garage into the budget from the start rather than treating it as a later phase — built standalone afterwards it will cost more than it would have as part of this build.

Two full baths across three bedrooms is adequate, not generous. There is no powder room, so guests use a bath shared with the secondary bedrooms. For a family of four it works. For frequent overnight visitors it is tighter than 1,800 square feet suggests.

Where it is straightforwardly strong: a 50 by 58 footprint is close to square, which is cheap to frame and roof and fits lots a 100-foot-wide plan cannot; nine-foot ceilings on an open plan with a fireplace live larger than the square footage implies; and at 22 feet 9½ inches overall it sits on a rural lot without dominating it.
