How Much Does A Custom Barndominium Plan Cost?
Custom design is priced by square foot, and it is priced differently for space you heat than for space you do not:
- $2.00 per square foot of living and heated area, with a $1,200 minimum
- $0.50 per square foot of shop, garage and porch area, with no minimum
That split matters more than it first appears, because the shop is usually the cheapest part of the drawing and the most expensive part of the build. Three worked examples:
- 1,800 sq ft home, no shop — 1,800 × $2.00 = $3,600
- 2,400 sq ft home with a 1,200 sq ft shop — (2,400 × $2.00) + (1,200 × $0.50) = $4,800 + $600 = $5,400
- 1,500 sq ft home with a 2,000 sq ft shop — (1,500 × $2.00) + (2,000 × $0.50) = $3,000 + $1,000 = $4,000
Confirm the current rate before you order — pricing on a design service changes more often than pricing on a stock plan.

Custom, Modified Or Stock — Which One You Actually Need
There are three routes to a set of barndominium plans, and the gap between them is large enough to be worth ten minutes of thought.
A stock plan runs roughly $850 to $1,350 and downloads immediately. Someone else has already drawn it, engineered it, and in many cases watched it get built.
A stock plan with modifications adds a few hundred dollars. Minor modifications typically cover up to three changes that do not alter the building’s overall dimensions or room sizes. Major modifications cover more extensive work, including changes to room sizes and to the footprint itself. Modification pricing varies by plan series, so check the figure on the specific plan’s page rather than assuming a standard rate.
A fully custom plan starts at $1,200 and reaches $4,000–$5,500 for a typical barndominium with a shop, using the rates above.
Here is the part most pages will not tell you: if your changes are things like moving a wall, swapping the primary suite to the other end, enlarging the shop or changing the roof pitch, a stock plan plus modifications gets you there for a fraction of custom pricing. The drawing you end up with is just as buildable and it arrives sooner.
Custom design earns its cost when the answer to at least one of these is yes:
- Your lot has a constraint no stock plan accommodates — a severe slope, an odd shape, a view that has to drive the orientation, a setback that dictates the footprint.
- You need a layout nobody publishes: three separate living quarters, a commercial kitchen, a workshop with specific equipment clearances, accessible design throughout.
- You have already looked at several hundred stock plans and nothing is within reach of a modification.
- You are working to a supplier’s metal or post-frame building package and need the interior designed around a fixed shell.
If none of those apply, start with a stock plan. You can always modify it later; you cannot un-spend $4,000.
What You Receive In A Custom Barndominium Plan Set
A finished custom set is a full construction drawing package, not a floor plan sketch. It includes:
- Cover sheet
- Dimensioned floor plans
- Exterior elevations
- Roof plan and framing details
- Foundation plan with details
- Electrical plan
- Plumbing plan
- HVAC plan
- Wall sections
Drawings follow the International Residential Code. Delivery is digital PDF; printed sets can be arranged, but ask before ordering rather than after.
Barndominium Blueprints — What The Set Does And Does Not Cover
People use “blueprints” and “plans” interchangeably, and for buying purposes they are the same thing. What is worth understanding is where the drawing set stops.
A plan set tells a builder how to build the house. It does not include a structural engineer’s stamp, which some jurisdictions require and others do not; a site plan showing the building’s position on your parcel, which is usually a separate item; a survey; soil testing; or local permit applications. None of that is a shortcoming of the plans — it is work that has to be done against your specific parcel and your specific county, and no drawing sold online can do it in advance.
Budget for those separately, and ask your county building department early which of them they require. It is a short phone call and it changes what you need to buy.
How The Custom Design Process Works

Our plans follow the International Residential Code (IRC), which is the most widely adopted building code in the U.S. Take it to your builder or general contractor and start construction.
Four stages, and the whole thing typically runs two to three weeks of drawing time:
- Submit your ideas and pay. Sketches, photos, a marked-up stock plan, a list of rooms — whatever you have. An intake form captures the construction specifics: foundation type, framing method, ceiling heights, and so on.
- First draft, 7 to 10 business days. The design team draws your plan from the brief.
- Review and revise. Two rounds of clarifying changes are included.
- Final delivery, 3 to 5 business days after you approve, plus 30 days of support afterward for questions that come up once a builder starts reading the drawings.
Custom design work is non-refundable once drawing begins, which is normal for made-to-order work and another reason to be certain a stock plan will not do first.

What It Costs To Build, As Opposed To Design
The plan is the small number. Finished barndominium builds generally run $65 to $160 per square foot, driven far more by your site, your local labor market and your finish level than by which plan you buy. A kit shell is a different route: roughly $20 to $35 per square foot for the shell package plus $10 to $15 per square foot to assemble it, before any interior work.
Against a build in the hundreds of thousands, the difference between a $900 stock plan and a $4,500 custom one is small. That is a fair argument for going custom when you genuinely need it — and no argument at all for going custom when a $400 modification would have done the same job.
